A Masonry Wall Is Solid. It Is Not Motionless.

Brick walls are often described as permanent and rigid, which makes any movement sound like evidence of failure. In reality, masonry changes dimension. Brickwork can expand as it takes on moisture and can respond to temperature changes. Other parts of the building may shorten, deflect, settle, or move at different rates. BIA identifies these volume changes and differential movements as fundamental design considerations in brick construction. Trouble begins when normal movement is excessively restrained or when incompatible parts of the building push against one another. Expansion joints are used to divide brickwork into sections that can accommodate expected movement and reduce unwanted cracking. Their placement is a technical decision based on wall geometry, openings, corners, and changes in support. For an existing building, this changes how cracks should be interpreted. Filling a moving joint with rigid mortar may hide the line temporarily without changing the forces behind it. The first question should be whether the crack represents local material deterioration or the wall trying to move.

Temperature Changes

Masonry materials respond to temperature. Seasonal and daily changes can produce dimensional movement that must be considered in long wall sections.

Moisture Expansion

Clay brick can undergo moisture-related expansion. BIA includes this behavior when calculating and accommodating expected brickwork movement.

Materials Move Differently

Brickwork, structural frames, and supporting materials do not necessarily change dimension in the same direction or at the same rate. Differential movement can create stress where assemblies interact.

Movement Needs a Location

There Is a Point When Mortar Repair Is Still Mostly About Mortar

Masonry repairs tend to become more complicated when early defects are allowed to involve neighboring materials. A deteriorated joint is one condition. Loose or spalled brick, damaged steel, and persistent water entry are different conditions with different repair requirements. Brick Industry Association maintenance guidance separates repointing from procedures such as individual brick replacement, flashing repair, and correction of other wall components for this reason. Regular tuckpointing is valuable because it can address joint deterioration while the problem is still concentrated in a serviceable part of the masonry assembly.

Repairs Can Stay Localized

When deteriorated joints are identified during periodic inspection, repointing can be focused on areas that actually require work rather than assuming an entire elevation has failed. BIA recommends documenting masonry conditions and repairing deterioration according to the observed cause and extent.

Adjacent Brick Is Easier to Preserve

Proper repointing removes failed mortar while avoiding unnecessary damage to masonry units. NPS guidance warns that careless mortar removal and incompatible repointing can physically damage brick, especially in older walls.

Small Openings Do Not Keep Improving

Cracks and open exterior joints can become moisture entry points. Before repair, the moisture source and wall condition should be understood rather than repeatedly covering the visible opening.

Maintenance Protects Repair Options

A wall with limited mortar deterioration may require repointing. Once damage extends into individual brick or other wall components, additional repair procedures may become necessary. BIA treats these as distinct maintenance operations.

The practical value of tuckpointing is often found in timing. Waiting does not automatically turn every worn joint into a structural emergency, but it can allow a simple maintenance condition to become part of a larger wall problem. Periodic inspection creates an opportunity to repair mortar while the masonry around it is still serviceable. That is a far more useful goal than waiting until deterioration becomes impossible to overlook.

BRICK AND FIRE RESISTANCE

Fire Performance Begins With the Material, but It Is Measured as a Wall

Clay brick is a fired masonry material and is inherently noncombustible. That gives brick an important role in fire-resistive construction. But a building should never be assigned a fire rating simply because brick is visible on the exterior. Fire-resistance ratings apply to tested or calculated wall assemblies, and the configuration and thickness of the wall affect its performance.

Clay Is Fired During Manufacturing

Brick units are produced through firing at high temperatures. BIA identifies fired clay masonry as inherently fire-resistant and documents its use in fire-resistive wall construction.

The Masonry Does Not Become Fuel

Brick's noncombustible nature means the masonry unit does not contribute combustible material to a fire in the way fuel-bearing building products can. Fire resistance, however, still depends on the full construction being evaluated.

The Complete Assembly Is Rated

Brick wall fire resistance may be established through ASTM E119 testing or code-recognized calculation methods. Wall type, masonry thickness, backing, and other construction details influence the applicable rating.

Supporting Construction Also Matters

A fire-resistance-rated masonry wall should be supported by construction with appropriate fire resistance. BIA notes that an unrated support can undermine the performance of a rated wall assembly if the supporting element fails first.

Brick performs well in fire-resistive construction because of what fired clay is, but technical language matters here. Fire-resistant brick is not the same statement as an automatically fire-rated building. The rating belongs to the wall assembly and must reflect tested or calculated construction. That distinction may sound small, yet it is exactly what separates material marketing from building science.

REPAIR OR REPLACEMENT

The Amount of Visible Rust Does Not Make the Lintel Decision

Two lintels can show similar rust staining at the edge of a window and still require very different evaluations. What matters is the condition of the structural member: how it is carrying the masonry above, whether deflection has occurred, how the steel is supported at its ends, and what is happening within the wall around the opening. BIA describes lintel design in terms of loads, stresses, serviceability, bearing, and corrosion resistance rather than appearance alone. Moisture is part of that evaluation. Flashing and weeps are intended to intercept water within a masonry wall and direct it toward the exterior. Repairing steel while ignoring a continuing water-management problem can leave the same lintel zone exposed to the conditions that contributed to deterioration. The distinction between repair and replacement should therefore come after investigation. Surface condition, section deterioration, masonry movement, cracking, and the behavior of the opening need to be considered together. A clean-looking steel edge does not prove adequate structural performance, just as visible corrosion does not by itself describe every condition concealed behind the brick. This is an inference from the structural and durability criteria identified in BIA lintel guidance.

Deflection Is Considered

Lintels must limit movement as well as resist structural loads. Excessive deflection can contribute to masonry cracking above an opening.

The Steel Itself Is Evaluated

Structural assessment looks beyond rust color to the member carrying the brickwork, including stresses, serviceability, and corrosion resistance.

Bearing Matters

The ends of a lintel transfer forces into supporting masonry. BIA lintel guidance treats bearing as part of the structural design of the member.

The Wall Above Is Part of the Diagnosis

Flashing, weeps, and drainage around an opening influence moisture conditions at the lintel. They should not be treated as unrelated details.
